Based an this <br />square feet and the �oan amount of $1,540,000.00 from Roseville, m� project cost should be no <br />more t�at $�b,$�9.50. This week the City of Roseville sent me a notice that rriy hausing <br />improvem�nt wil� cost $32,1 S i.83 with a 20% cantin�ency. Therefore, the fnal cost ta me could <br />be �s much as $38,b18.19. P�ease see attached Exhibit A1 - Ramsey County sq�e foota�;e <br />recards far our townhomes. <br />If the totat WWV 1 square footage from Ramsey County were divided into the total loan ar�ount <br />of $1;SOO,O�Q.00 an� div�ded by 47 units, each unit would pay $31,914.00 which is iess than I <br />am projected to pay. (See Exhibit A2 - Ramsey Coe�nty Records). <br />HIA is set �p to aid elderly and lower incorne people. It is supposed to be a"hand up, not a hand <br />out." This project �wifih the cooperation of Roseville Crty and the Wesiwood Village Board, t�e <br />s�naller homes will then be giving the " a hand out" ta the larg�r more expensive hames. <br />Far 4� years each member of the Association was r�sponsibie to mairftain their ow� hame, <br />pursuant to the Covenants they pu�chased �nder. Same ha�e done so, whiie o�iers have been <br />negligent. And; the Board neglected their xesponsil,iiiy to due diligence. 7'he originai Covenants <br />were drafted by the contractor wha was a lawyer, Ted Glasrud. He understaod tha� some units <br />were difFerent in size and reflected that in the originai Covenants. <br />The current Board drafted a n�w set of Cov�nanis to change the allocaiion of exterior <br />maintenance cosfis and real�ocated certain Iimited corr�mon property to common property for this <br />project. Therefore, the new Cavenants ask home owners to pay for property they do not own or <br />benefit from. This reallocation cannot be done without a unanimpus written a�proval of the <br />Association mem�ers, pursuant to Minn Stat 515B.2-� 18 (3 and (iv). (See at[ached Exhibit B} <br />This was not done. <br />The Board also neg�ected to provide a formula or a fractional percentage for purpases of <br />aliocating cos�s. TY�is is proscri�ed by Min.
