Where these requirements are silent, the zoning requirements <br />and the standards of the underlying zoning district shall govern. <br />� Building Height & Building Material: The senior cooperative shall have a roof height not <br />� exceeding 60 feet and include a residential truss roof complete with dormers. Building materials <br />� shall be comprised of a mix of brick, stone, and EFIS, similar to the materials depicted on the <br />� � elevation plans submitted (Exhibits I.1 and L2). <br />� Park Dedication: As determined by the Roseville City Council, park dedication fees shall be <br />� paid concurrent with the issuance of building permits in the amount of $2,000 per dwelling <br />� z unit constructed. <br />1 OVERALL DEVELOPMENT CONDITIONS <br />� � Development Review Committee (DRC): The Phase I and Phase II plans submitted for a <br />� building permit pertaining to this redevelopment shall be reviewed by the DRC for consistency <br />� with this AGREEMENT as well as other applicable City Code requirements, prior to the <br />� issuance of a building permit. <br />, , ����� . ._ . . . �. <br />� HVAC Units: All HVAC, mechanical, and energy support system structures shall be wall <br />� mounted variety for each �ee�unit and/or within a separate mechanical room.
