This would also <br />work well with the revised bank drive-thru orientation mentioned i�� the first point above. <br />� The site plan indicates that two accesses will be provided from the Franks site to the <br />development to the east. These internal connections are a good idea, since they provide shorter, <br />safer routes for motorists circulating between the two developments. <br />• The site plan proposes to retain the existing one-way, in-only driveway from the Frontage Road. <br />It is suggested that this one-way access point be eliminated. The design and location of this one- <br />way access point results in some safety concerns. The short distance between the Frontage Road <br />and the internal site drive aisles makes designing this driveway as a one-way, in-only access <br />problematic. There are no physical design features that indicate to motorists that they should not <br />go out this driveway. Signing and pavement markings are the only ways of indicating to <br />motorists that they should not exit at this location, and past experience wiih similar situations <br />indicates that there will be a significant violation rate of the one-way regulation. Another safety <br />concern related to the one-way driveway has to do wi�l� tlie determination of right of way control <br />at the first internal intersection east of the Frontage Road. You want the in-coming traffic from <br />the Frontage Road to have the right of way at this intersection. Though you can place stop signs <br />for the WB drive aisle and NB drive aisle, these stop signs are likely to have a high violation <br />rate, and, due to the short distance between intersections, it will be difficult for motorists stopped <br />at these stop signs to determine if traffic is coming into the site or is staying on the Frontage <br />Road. <br />Recommendations <br />Based on the foregoing infonnation, we have the following recommendations: <br />1. Provide a dedicated WB right turn lane, at least 100 feet long, on the Frontage Road <br />approach to �'airview Avenue. <br />2. Provide additional storage space for the bank drive-thru by placing the drive-thru on the <br />north side of the bank. <br />3. Provide a bypasslescape lane for the bank drive-thru area. <br />4. Shift the north full access to the site 70-90 feet west of the existing location. <br />5. Retain �11e cross-development access points on the east side of the site. <br />6.
