The proposed redevelopment includes a sporting goods store of 18,480 square feet, a general retail use of 8,000 square feet, and a full service banlc of 7,085 square feet. The existing building on the site is currently vacant, but formerly was a Franlcs Nursery & Crafts store. The trafiic study includes a comparison of the trip generation for the former versus the proposed use for the site, an investigation of the trafiic impacts of the proposed development on the Fairview Ave��ue (CSAH A�8)l�rontage RoadlGluelc Lane intersection, and a review of the concept site plan for trafiic issues and concerns. Trip Generation Trip generation for the fonner Franlcs Nursery and the proposed development were developed using tlle trip generation rates from Tri_p Generation, "� ��' Edition, Institute of Transportation Engineers (ITE), 2003. Weelcday average daily trafiic (ADT), weelcday AM pealc hour trafiic, weelcday PM pealc hour trafiic, and Saturday pealc hour trafiic were estimated for the Franks Nursery and for the proposed development. There are no speciiic ITE trip rates for sporting goods stores or general retail uses. The ITE trip rates for a shopping center were used for these two uses. Table 1(See attached sheet) indicates the estimated trip generation for the Franlcs Nursery. Table 2(See attached sheet) provides the estimated trip generation for the proposed development. As can be seen from the tables, the proposed development is expected to generate signiiicantly more trafiic than the Franks Nursery for the pealc hours, as well as ADT. The majority of the trafiic generated by the proposed development is due to the ba��k. Traific Operations The trafiic impact of the proposed development on the Fairvi�w A�enuel�'rontage RoadlGluek Lane intersection was examined. Three scenarios, speciiically existing conditions, one year after build-out (204'�), and ten years after build-out (2017), were investigated for the trafiic analysis. As can be seen from the trip generation data in Table 2, the weelcday PM pealc hour for the proposed development is expected to have higher volumes than the AM pealc hour or Saturday pealc hour. Therefore, only the PM pealc hour was examined in the trafiic analysis. Turning movement counts were conducted at the Fairview AvenuelFrontage RoadlGluelc Lane intersection during the PM pealc period on 11130105. The existing PM pealc hour volumes at the subject intersection are shown in Table 3(See attached sheet).
