'.T��:..--.� T :� Y ` . . . . . . <br />MEMORANDUM <br />�i�33'��'�`: ��C7�'����3f:.;z�3'����'� `i'� ��'$���I���� C�R���►w���'�S �2�'•. � ��'�' <br />D�I�S��NS �.NB CONSIDERATIONS FOR COUNCIL APPROVAL <br />�'���: AMY ��A�T : <br />I��'T�� 3�NtTARY 16,2007 . <br />As part of the study during the subdivision moratorium: I propose that the council consider the <br />following changes to our subdivisionordi.nances concerning minimum lot dimensions and <br />council considerations in approving plaf�fsu�divisions in single family residential (Rl} zoning <br />districts. <br />Lot Dimensions <br />I propose that minimum lot dimensions be the �r��L�.r of the minimum dimensions currently <br />provided in city code or the median di�aens�a�. of lots v�hnl�y or partially within 500 feet from <br />the borders of the proposed piat or subdivision. This is the approach both Edin� and <br />�Ioc��gto�. use. To inca�parate it into our ordinances, I propose we add a definition of <br />"Neighborhood" parallel to Et�ina's: <br />"Neighborhoodshall be defined as all lots within a single family residential <br />district which are wholly or partially within 500 feet of the perimeter of the <br />proposed plat or subdivision, except for lots used for publicly owned parks, <br />playgrounds, athletic facilities and golf courses, or i�� used for conditional uses, <br />flag lots, or other lots for which lot dimension variances have been granted under <br />this code. If a neighborhood includes only part of a lot, then the whole of that lot <br />shall be included in the neighborhood. As to streets on ihe perimet�r of a <br />proposed p#at or subdivision, the 500 feet shall be measured from the common <br />line of the street and the proposed plat or subdivision. <br />Minimum lot dimensions can then be defined as follows: <br />The minimum lot area shall be the greater of 11,000 square feet, or the median <br />lot area of lots in the neighborhood. <br />The minimum lot ��dt� shall be the greater of85 feet, or the median lot width of <br />lots in the neighborhood. <br />The minimum lot depth shall be the greater of 110 feet, or the median lot depth of <br />lots in the neighborhood. <br />
