�_�� STAFF COMMENTS <br />�.1 Joe Stranik, owner of the �idas service station, again seeks to repaint the fascia and <br />update the sigi�age. On any npnna� property, the paint colors would not require special <br />approvals, but because colors on this building have been explicitly approved (and <br />prohibited) by the City Council as part of the CUP, the City Council must also approve <br />changes to these colors. <br />�.� Section 1013.01H of the City Code allows administrative approval of minor amendments <br />� of Conditional Use Permits, but such "minor modifications" are defined as deviating less <br />� than 10% from the originally approved standards. In this case, the request is for approval <br />R• of a color change, which cannot be reasonably measured by percentages and so does not <br />�� strictly fit the definition of "minor modification" . <br />I.: �.� Although an automobile service station in a Shopping Center (S-C) zoning district does <br />i�� require a Conditional Use Permit, Community Development staff believes that regulating <br />�. the color of the fascia as part of the CUP is unnecessary. <br />, {� The current proposal also includes updates to the signage on the building.
