Single-Family Residential Lot Split Study <br />■ Four high-quality houses were built and sold immediately to qualified buyers. <br />Families/Schools <br />■ More Moms/Dads/children. <br />■ Young families have moved into the neighborhood. <br />Fit/Context of Neighborhood <br />■ All of the neighbors were happy that single dwelling homes were built on the property. <br />Property Values <br />■ Built four nice houses sold for 500,000 or more. <br />Traffic <br />■ Our neighbors are very pleased to have single-family homes in such a busy traffic area. <br />Other <br />■ My new neighbors are in my backyard and they always interact with us. <br />4. Have you noticed any negative neighborhood impacts since the subdivision of this lot? <br />36% Yes 64% No <br />If ves. what? <br />Affordability/Diversity of Housing <br />■ Increase in property taYes while property value did not increase (increased on paper but could not sell for that big <br />increase so in effect our property value did not increase.) <br />Fit/Context of Neighborhood <br />■ The scale of the houses is too large. They don't fit the neighborhood. And we have another driveway di�ectly onto <br />Hamline. <br />■ I think building $500,000 to $600,000 houses in an area where most houses would sell for $250,000-$300,000 doesn't <br />make any sense. <br />Other <br />People on Hamliiie have already had two hu�ge parties with 100+ people, loud music, alcohol, etc. Also they all built <br />fences and that kills flow of backyards. <br />Lights from the house facing Hamline shine into my bedroom, as do heacllights from cars exiting the driveway. <br />Almost constantly, 3 cars are parked outside and a garbage container sits outside 24/7. This is the view from my <br />home. The residents there have had 3large parties in thei� garage, complete with a Mariachi band. Cars are parked on <br />all nearby streets, including down the block I live on. Attendees walk thru my yard and deposited beer cans/bottles in <br />my yard. Parties have continued until wee hours of the next morning. <br />5. If you were in the market to buy a house today, would you buy one in your neighborhood? <br />93% Yes 7% No <br />Whv? <br />Affordability/Diversity of Housing <br />■ It's a nice neighborhood but I'm afraid the $500,000 houses will raise my taYes and I'm retired on fixed income. <br />Aesthetics <br />■ Great neighborhood, good people, well kept properties. <br />■ Area not as attractive as it once was - trees have been removed, Brooks Ave. and Hamline have been widened. <br />■ It is a well kept area. <br />■ Roseville is a wonderful 1st ring suburb.
