Single-Family Residential Lot Split Study ■ Four high-quality houses were built and sold immediately to qualified buyers. Families/Schools ■ More Moms/Dads/children. ■ Young families have moved into the neighborhood. Fit/Context of Neighborhood ■ All of the neighbors were happy that single dwelling homes were built on the property. Property Values ■ Built four nice houses sold for 500,000 or more. Traffic ■ Our neighbors are very pleased to have single-family homes in such a busy traffic area. Other ■ My new neighbors are in my backyard and they always interact with us. 4. Affordability/Diversity of Housing ■ Increase in property taYes while property value did not increase (increased on paper but could not sell for that big increase so in effect our property value did not increase.) Fit/Context of Neighborhood ■ The scale of the houses is too large. They don't fit the neighborhood. And we have another driveway di�ectly onto Hamline. ■ I think building $500,000 to $600,000 houses in an area where most houses would sell for $250,000-$300,000 doesn't make any sense. Other People on Hamliiie have already had two hu�ge parties with 100+ people, loud music, alcohol, etc. Also they all built fences and that kills flow of backyards. Lights from the house facing Hamline shine into my bedroom, as do heacllights from cars exiting the driveway. Almost constantly, 3 cars are parked outside and a garbage container sits outside 24/7. This is the view from my home. The residents there have had 3large parties in thei� garage, complete with a Mariachi band. Cars are parked on all nearby streets, including down the block I live on. Attendees walk thru my yard and deposited beer cans/bottles in my yard. Parties have continued until wee hours of the next morning. 5. If you were in the market to buy a house today, would you buy one in your neighborhood? 93% Yes 7% No Whv? Affordability/Diversity of Housing ■ It's a nice neighborhood but I'm afraid the $500,000 houses will raise my taYes and I'm retired on fixed income. Aesthetics ■ Great neighborhood, good people, well kept properties. ■ Area not as attractive as it once was - trees have been removed, Brooks Ave. and Hamline have been widened. ■ It is a well kept area. ■ Roseville is a wonderful 1st ring suburb. Our neighborhoods are very well kept The city is run very well. I've lived on my property for 30 years, and wouldn't move. U ra � 2 of 3
