We believe tha Roseville as an adequae mix
of housing at this time, from mobile homes to hornes vaued at over one
miion dollars. Rosevi is 'artunate to have a generous stand.ard lot size of
11,004 square fee that enhances the green pace and widlife opportunities
wihin .ae ciiy.
To mainta.in he characer ad ambiance of our community and
neh.borhoods, we the tzdersign.ed urge he Roseville City Council to adopt
the followu.g pvlicy regarding ot splits in Roseville' rsidential
neighborhoods currenly zstd .s R-.
l. As vf uly 1, 2007, all R- platted los within tasvlle are
decla, red lga1, rgardless o size, placmn, loi lines, or any other
aspecs that woud render them "non-confarming" under current
policies.
2. Any R lot paed as singe-family and that has not yet been
developd may be devlaped with a si.ngl-family residence that
con'orm to Rosevlle building code.
3. Io R-1 single-famiy platted lot may be dvided or subdivided
without noiced (1,000 eet in all directions) public heaings before
the Piannng Commission and the City Counei and subsquen
approva af the praposal by he City CouncI.
4. Los creaed by an aaproved division of an R-1 platted ot can be
no mar than the average lot sie of all coniguaus los (those
sh.ring a common boundary with the orignal lat) and no smaIr than
th current st.ndaard lot siz o 1,000 sf. For example, Jon and
Mary Doe have a 4S,OOQ sf lo. The three contiguous lots (right, eft,
and rear) are 20,000, 12,004, and 30,00 square feet respectivey vth
an average of 20,6f 6 sf. John and Mary may divide heir lo, but they
may only divide it into i:wo 1s because the remining 24,334 s lot
caxuot be made smalex.
