REQUEST FOR CITY COUNCIL ACTION <br />Department Approval: <br />DPw <br />�il[ �r;�G• •� j] 1 fL15'�i� <br />�t L��f�� 4i{�,c� �"1 <br />DATE: 041101pC <br />ITEM NO: 3.1 <br />Agenda Section <br />Consent <br />Item Description: A request by Rick Boschee for a recombination minor subdivision <br />between two adjacent properties located at 2540 Snelling Curve North <br />�a�'?71 fF7 <br />I , tl REQUESTED ACTION <br />[. � Mr. Rich Boschee owner of the property at 2540 Si�elling Curve North, seeks approval of <br />a minor subdivision to recombine and correct the can�mo� lot line between two existing <br />platted lots. Currently Mr. Bosehee's house is on one lot, the other lot is vacant. The <br />combined land area of the two lots is 29,620 s.f. which is in excess of the 22,000 s,� <br />required for two new lots. <br />I? The legal description is: Lots 6& Lot 7, Block 1,Weinl�olzer's Addition to Ramse� <br />County, subject to easements and except the east 140 feet. An aerial is attached with <br />lot lines <br />I..� No new Iots will be created. The building setback requirements will continue to be met. <br />The site is designated for Low Density Residential Use (LDR) in the Comprehensive Plan <br />and Single Family Uses (R-1) on the City Zoning map. The use is consistent with the <br />residential use requirements. <br />! <br />�.�1 <br />� <br />i. <br />The proposal would move the conra��o�x lot line between Lots 6 and 7 north to allow for <br />more width on Lot 7, a new width of approximately 105 feet. The City Code requirement <br />is 85 feet of frontage. <br />BACKGROUND <br />Section 1104.04 B states: <br />Recombination: to divide one recorded lot or parcel in order to permit the adding <br />of a parcel of land to c��a abutting lot and create two (2) builcl�7hle parcels, the <br />proposed subdivision, in slcetch plan form, shall be submitted to the City Council <br />for approval. No hearing or Planning Commission review is necessary unless the <br />proposal is referred to the commission �y the Community Development Director <br />for clarification. The proposed recombination shall not cause any portion of the <br />existing lots or parcels to be in violation of this regulation or the zoning code. <br />Within thirty (30) days after approval by the City Council, the applicant shall <br />supply a certificate of surve�r to the Camnzunity Development Director and City <br />Manager for review and approval.
