A base map and aerial map are attached which indicated <br />lot lines and the proposed design. <br />�,� No new lots will be created. The building setback requirements will continue to be met. <br />The site is designated for Low Density Residential Use (LDR) in the ComprehensivePlan <br />and Single Family Uses (R-1) on the City Zoning map. The use is consistent with the <br />residential use requirements. <br />I.� The proposal would split the properiy at 100a Parker Avenue in half, attaching the rear <br />half to 984 Parker Avenue. The newly designed parcel a 1000 Parker Avenue would be <br />174.63 feet in width (along Parker) and 232.5 feet in depth. <br />�,� BACKGROUND: <br />�, t Section 1104.04 B states: <br />Recombination: to divide one recorded lot or parcel in order to permit the adding <br />of a parcel of land to an abutting lot and create two (2) buildable parcels, the <br />proposed subdivision, in sketch plan form, shall be submitted to the City Council <br />for approval. No hearing or Planning Commission review is necessary unless the <br />proposal is referred to the commission by the Community Development Director <br />for cla�ificaiian. The proposedrecombinationshall not cause any portion of the <br />existing lots or parcels to be in violation of this regulation or the zoning code. <br />Within thirty (30) days after approval by the City Council, the applicant shall <br />supply a certificate of survey to the Community DevelopmentDirector and City <br />Manager for review and approval.
