As you recall, Minnesota requires a zoning approval by your department be included with our request to change our Dealer License type from "lessor" to "used". Our intent is to have an office at our Rice Street Plaza location. Per the State regulations, we must have a"display area .... large enough to display at least 5 vehicles", which will be physically located in our parking lot. However, our business model� does not require a display area in the traditional forms of a used car dealer's lot. Since we will normally sell cars using a "custom buying services" for our customers, they will tell us what car they want to purchase. Only then will we obtain their car and park it in our parking space for several days until we receive and transferthe title and deliver it to the customer. On rare occasions we may have 1 or 2 vehicls for sale without a buyer (lease returns for example), but the only sign will be on the window orwindshield. There will be no glaring signs, lights, sounds, banners, etc. typically associated with some used car lots.
