C. Pernsitted Uses, after city approval of a miYed use masterplan and completion of a Planned Unit <br />Development within a portion (or all) of the Mixed Use Business Park: <br />l. Office, business and professional. <br />2. Medical and dental clinics and laboratories. <br />3. Hotel and motel. <br />4. Hospital. <br />5. Research, design and development. <br />6. Bank and financial institutions. <br />7. Health clubs <br />8. Restaurants <br />9. Retail sales <br />10. Day care centers (Ord. 1013, 5-11�87; atnd. Ord. 10$5,1-14-91; amd. 1995 Code) <br />I L Parking to accommodate uses in a contiguous mixed use business district (Ord. 1022, i I-9- <br />8'7) <br />12. Multi-family housing. <br />C. Special Minimum Requirements: <br />L All uses shall be subj ect to Business Park Design Standards as specified in Section 1010. <br />2. Maximum Floor Area Ratio: No ma�mum floor area ratio is required. A minimum floor area <br />ratio shall be 0.5 achievable in stages through a planned unit development. A maximum floor <br />area ratio shall be 0.75 unless increased within the planned unit development agreement. <br />3. Setbacks: <br />a. Front Yard Setback: Front yard setback shall be thirty feet (30') unless specified <br />otherwise in the planned unit development agreement Th� minimum front yard setback for <br />parlcing shall be a minimum of fifteen feet (15'), with landscape screening ar�cllc�r be�ning to a <br />height of 36 inches above the paxki�g lot curb as required in Section 1p�Q unless specified <br />otherwise in the planned unit development agreement. <br />b. Side and Rear Yard Setbacks: The side and rear yard setbacks shall be ten feet (10'). <br />Parking may occur within ten feet (10') of a side or five feet (5') of a rear lot line unless <br />otherwise specified in the planned unit development agreement. In the case of comer or <br />double frontage lots, the frant setbacks shall apply. <br />4. Building Height: The maximum height of buildings in the B-6 District shall be five stories or <br />seventy feet above grade, whichever is less. However, buildings over forty (40) feet in <br />height shall have front lots not less than 30 feet plus one-hal� of the height of the building <br />and side and rear yard setbacks of not less than 10 feet plus one-fourth (114) of the height of <br />the building. <br />5. Landscaping: Five percent (5°/o) of the surface area of land within a parking area shall be <br />landscaped with street trees, grass and shrubbery, or other approved ground cover. A <br />minimum of twenty-five percent (25°/o) of the surface area of each lot or set of combined lots <br />shall be green space consisting of landscaped area with street trees, grass, ponding, and <br />shrubbery, or other appmved ground cover. <br />6. Outdoor Storage: There shall be no outdoor storage of either materials or products. (Ord. <br />1Qi3, 5-11-87; amd. Ord. 1085,1014-91). <br />7. Stormwater Pondi�g — All required stormwaterponding shall be provided and may utilize <br />new technologies such as roof gardens, piping under parking lots, etc. All above ground <br />�� <br />
