Our projected occupancy date is sometime during the second <br />quarter of 2007. <br />In the last few years, IV� has developed several medical/professianaf office <br />buildings in and around the East Metro area. V� are currently constructing our <br />third rnedicai/prafessionaf building in Woodbury on Radio Dnve and we also <br />have buildings under construction in Eagan and Maplewood. V� plan to <br />develop and manage this dass A building well into the foreseeable future. <br />V� are pleased and proud of this new project. It s one of a kind, not only in its <br />high quality design and matenals, but also in concept. When built, the Roseville <br />Corporate Center was designed over a portion but not �rll of the 14 acres of its <br />original site. At the time, a second phase of the project was anticipated, and <br />demand would determine when it would be built. <br />The lot split s required to accommodate two differentownership groups, two <br />different buildings, and two different mortgages. Appropriate inter-project <br />easementswill be recorded and will address parking and shared drive lanes and <br />utilities when appropriate. The proposed building is a natural fit as a transition <br />use between the retail to the west and residential to the east. Building hours will <br />be approximately 7:0t� am to 6:00 pm Monday through Fnday and 8:04 am <br />through 1:00 pm on Saturday, closed on Sundays. Our hours will blend nicely <br />with the neighboring residential life. For the most part, when we are open for <br />business, residents will be at work, and when they return our building will be <br />closing for the day. <br />
