[�{'�1, a) On the Commencement Date, the Lessee shall pay Owner, as rent, the sum of twenty-two thousand and Na/�00 Dollars ($22,000.00)per year, payable in advance in equal monthly installments based upon Lessee's installation as shown on Exhibit B. Lessee's first installment of rent shall be prorated for any partial month and be paid to Owner within twenty (20) days after the Commencement Date, and all subsequent payments will be made in advance on or before the 1" day of each month. b) The rent shall be increased annually, commencing September 1, 2007 and on September 1 of each subsequent year by 3% per annum. c) Lessee may not add additional equipment and/nr antennas from that shown in Exhibit B without approval of Owner, not to be unreasonably withheld, conditioned, or delayed and an addendum agreement for additional rent. d) If the Lease is terminated, rent shall be pro-rated to the termination date. 4. Property Use. Lessee may use the Premises for the installation, operation, and maintenance of facilities for the transmission and reception of radio communication signals in such frequencies as may be assigned to Lessee by the Federal Co�n�xiunicatia�s Commission (the "FCC') and for the installation, operation, maintenance, and use of related equipment in accordance with the terms of this Lease. This use shall be non-exclusive. Lessee shall use the Property in compliance with all federal, state, and local laws and regulations. Owner agrees to reasonably cooperate with Lessee in obtaining, at Lessee's expense, including t�e reimbursement of Owner's reasonable attorney and administrative fees at a cost not to exceed $500.00, any federal licenses and permits required for Lessee's use of the Property. Installation of Equipment and Leasehold Improvements. �7 Lessee shall have the right, at its sole cost and expense, to erect, install, operate on the Premises, and maintain the same in accordance with good engineering practices, and in compliance with all applicable FCC rules and regulations, the necessary equipment, personal property, and facilities which include radio transmitting and receiving antennas not to exceed that designated in Exhibit B(the "Antenna �acili�ies"). b� Lessee's installation of all such Antenna Facilities shall be done according to plans approved by Owner, which approval shall not unreasonably be withheld, conditioned, or delayed. Owner shall approve or object to such plans within thirty (30) days of receipt, and failure to make any objection within said thirty (30) days shall be deemed approval by Owner. Any damage done to Owner's property during installation or operations itself during installation and operations shall be repaired or replaced at Lessee's expense and to Owner's reasonable satisfaction. �j Lessee shall provide Owner with a Site Plan as detailed in E�iibit B. Said drawings shall include a detailed inventory of all equipment and personal properly installed by Lessee.
