5.2 The following is the Demographic Profile for Planning District 3, a quasi-neighborhood: <br />■ 854 owner occupied housing units <br />■ 810 renter occupied units <br />' 242 acres of single family residential land <br />• 65 acres of multiple family residential land (HD) <br />• 9% land area in parlc/open space <br />■ 50% family households <br />� 13% families wlchildren <br />■ 591 single family units built in 1950's, 221 in the 196Q's, 44 in the 19'�Q's, 25 in <br />the 19$0's, 12 in the 1990's, and 36 in the 2000's. There are also 8 multiple <br />family complexes with a total of 94�0 units. <br />The Staff estimates that the 8 single family homes have the potential to add to the families <br />with children base that is much needed in Roseville, but �nore importantly by the School <br />District, while the 6 town home units wi�l most likely be, 2 person household that do not <br />include children. <br />6.0 PROJECT IMPACTS: <br />6.1 Traffic generation (Source: Institute of Traffic Engineers — Traffic GenerationManual) is <br />estimatedto be from 7 to 11 vehicles trips per housing unit or a total of 98 to 154 trips <br />per day which will enter or leave the site during a given 24 hour day. The Minnesota <br />Department of Transportation completed a count for this area referred to as the Average <br />Daily Traffic (ADT) in 2005 which had an ADT of 4,050 vehicles for the section of <br />Ha�nli�e Avenue from Josephine Road to Snelling Avenue and an ADT of $,300 vehicles <br />for the section of Harnline Avenue between County Road C2 and C. It is estimated that <br />this section of T�amline Avenue will have and ADT of 5,80019,300 by 2010 and an ADT <br />of 8,250112,300 by 2020. <br />6.2 The placement of inechanical equipment can create visual and noise issues. Given the <br />proposal it is assumed that air conditioningunits for the single family homes and town <br />homes will be placed on the ground. These units must be placed on the north or south <br />side of each single family home; along the south side of Lots 1 and 2; west side of Lots 3 <br />and 4; and north side of Lots 5 and 6, of the two-unit town homes. All AC units must be <br />screened from view. <br />6.3 The City has adequate sanitary sewer, storm water, and water mains in place to support <br />the development project.
