SINGLE FAMILY HOMES: <br />�. 9� The proposal seeks to create 8 single family home sites that are of similar size or larger to <br />the single family sites directly adjacent (north, south and west) to the Mounds View site. <br />The minimum "General Concept Plan" has establishedsingle family lots at 75 feet in <br />width along Lydia or Millwood, 163 feet in depth, and 12,225 sq. ft. in size. <br />�. I� The proposed single family home sites setbacks as follows: A 25 foot front yard setback, <br />a 25 foot rear yard setback, and a 7-1/2 foot side yard setback. <br />�. ]� Each building pad will have a proposed size of 60 feet of width and 71 feet of depth to <br />accommodate the home, attached garage, and other living area options such as a four <br />season porch, deck, and/or patio. <br />4. t� Driveways will directly access either Lydia or Millwood Avenue, be a maximum of 26 <br />feet in width in the right-of-way and at the property line, and include enough depth (25 <br />feet) to afford proper parking of vehicles. <br />�, j� The homes will be an "Arts � Crafts" design with a slightly raised entry. The homes <br />will be two stories and include a lookout or wall{out design. The floor plan indicates a <br />footprint of approximately 1,100 sq. ft. and a total finished area of around 2,200 sq. ft. <br />(finished area does not include basement). <br />�.2� Upon approval, these 8 units and the associated land (Lots 7-14) would be rezoned <br />to Planned Unit Developmentwith an underlying zoning of R], Single Family <br />Residence Distric� <br />OTHER IMPROVEMENTS: <br />�.? ] The School District property will require environmental remediation prior to the required <br />grading of the site for the single family lots, town home lots and the storm water <br />management system. The existing parcel lies a few feet below Millwood, Lydia, and <br />Ham�ine Avenue and slopes from west to east. Fill will be brought in to raise the <br />building pads to a minimum of 2 feet above the curb and to create look-out and wall{-out <br />lots. The environmental remediation plan must be approved by the Minnesota Pollution <br />Control Agency and the grading/drainage plan must be reviewed and approved by both <br />the iZie� Creek Watershed and the Roseville City Engineer. <br />�_1� There are no sidewalks currently in the area.
