�.f� REVIEW of REQUEST: <br />�.1 The Stafne parcel (156 Woodlynn Avenue) lies at the southwest comer of Rice Street and <br />Woodlynn Avenue. The parcel is 129.6 feet in length along Rice Street and 230 feet in <br />length along Woodlynn Avenue, totaling 29,785 sq. ft. It has one principal structure with <br />attached garage (occupied by the applicants) which is situated near the mid point of the <br />varcel. The Stafne home is set back awroximatelv 70 feet from Woodlvnn Avenue and <br />approximately 85 feet from Rice Street. The parcel is surrounded by single family homes <br />that are located on parcels of different sizes ranging from 20,900 sq. �. to 3�,b00+ sq. ft. <br />�.2 The parcel is located within Comprehensive Planning District 5, where it is designated as <br />Low Density Residential, LR and is zoned R-1, Single Family Residential District. <br />�..} The Stafne's desire to divide the existing parcel into two parcels. One parcel will include <br />the existing home and the second parcel a vacant developable parcel. Access for both <br />parcels will be from Woodlynn Avenue. This driveway would remain a component of <br />Parcel B, similar to the Forman proposal at Acorn Road and County Road B approved <br />last year. <br />�,� In review of the proposed MINOR SUBDIVISION layout, Parcel "A" a corner lot meets <br />the minimum width and depth (100 feet) and the minimum square footage (12,500 sq. ft.) <br />requirements of $1004.016 of the Roseville City Code. As well, Parcel "B" an interior lot <br />also meets the minimum width (85 feet) and the minimum square footage (11,000 sq. ft.) <br />requirements. <br />l.b No new street or utility construction is necessary to serve the proposed division. While <br />there is capacity in the system, a sewer and water new lateral connection (at the owner's <br />cost) is necessary for new Parcel "S" and utility and drainage easements are necessary for <br />each parcel. <br />�_� Because the proposal creates an additional lot, a park dedication fee may be required for <br />the new parcel.
