� REVIEW of REQUEST: <br />� �� The Iliff parcel, 1822 Dale Court is located between Dale Court and Dale Street on an <br />odd shaped triangular parcel. It is located east of Alta Vista Drive and west of Dale Street, <br />north of I.,a�enteur Avenue. The parcel is surrounded by single fa�nily l�oznes that are <br />located on multi-dimensional (irregularly shaped) parcels. <br />--� �� The parcel is located within Comprehensive Planning District 14, where it is designated <br />as Low Density Residential, LR and is zoned R�1, Single Family Residential District. <br />�4.3 Mr. Iliff and family own a double frontage parcel he desires to divide into two parcels <br />The existing lot, Lot 1, Blocic 1, �eleczki Addition, averages 112 feet in depth but is <br />over 327 feet in length. It is 27,123 s.�: in size, approximately 2.5 times the size of a <br />iioi-��aa1 lot i�� Roseville. <br />�.� The proposal by Mr. Iliff would create two parcels. Parcel "A" would include the <br />existing home and be a ininimui� 93 feet wide (west-front) by a minimum of 112 feet <br />deep (south side) or 15,514 s.�: (which is 140% of Code requirements). <br />�,� New Parcel "B" (the triangle) would be generally 226 fi�et wide along the west front <br />(Dale Court) by 112 to 12 feet deep or 11,608 s.f (93% of Code requirement for a comer <br />lot). <br />� �5 Based on this proposal, Parcel "A" meets the minimum width (85 feet) requirement and <br />the minimum square footage (11,000 .�.�". a requirements of Section 1004A 16 of the <br />Roseville City Code (see attached land division sheet). While <br />there is capacity in the system, a sewer and water new lateral connection is necessary for <br />new Parcel "B" and utility and drainage easements are necessary for each parceL The <br />applicant will need to de�ermine whether there is adequate depth in the sewer linc to <br />allow for gravity flow or determine the need for a pumping system. <br />_��. Because tlle parcel is less than one acre, a parlc dedication fee is not required. <br />-�*�� STAFF COMMENTSIFINDINGS: <br />5.1 The Iliff property was platted in 1988 and the home was constructed in 1956. The <br />existing house faces Dale Court and the r�ev�r house on Parcel "B" would also l�ave <br />frontage to Dale Court.
