PageIofl
Thomas Paschke
From: Pete Me1 Zeller [zellercpa@ga[dengate.e
Sent: Friday, August 05, 2005 9;56 PM
To: Thomas Paschke
Cc: Dennis Welsch
Subject: Pfanning file 3655
Dear Mr. Paschke,
This letter is in regard to the map attached to the variance requestfor a new lot north of 1822 Dale Court. [
believe it is the same map you displayed atthe planning commission meeting on August 3rd.
On this map, the distance from the east property line to the center of dale street is shown as 49.50'. The
curb is drawn about halfway between the center line of Dale Street and the east lot line. Assuming the map
is to scale, this distance would be about 25'. was out at this location tonight and measured from the east
lot line to the edge of Dale Street. The actual distance is only 10'. Another discrepancy I noted was the
length of the north lot line. The map shows this distance as 12.96'. The actual distance between the two
north corner markers is closer to 30'.
I assume the survey markers recently placed are correct. They line up with other fences along Dale Street.
If indeed the markers are correct, this map overstates the distance from the edge of Dale Street to the lot
line. By relying on this drawing, the line of site to Dale Street may have been overestimated during the
presentation by the applicant Wednesday night. The buildable area, set-backs and structure placement all
depend on an accurate portrayal on this map.
Thomas, I was wondering if you or somebody in your office could double check the accuracy of
the measurements represented on the map attached to this planning file. Any further information or
clarification you could provide would be most appreciated.
Very Truly Yours,
  . =1 `
Pete Zeller
1773 Alameda St _
489-1825 ,},1 `

5 1
