Page 2
The design is substantially consistent with neighboring properties. There is a setbacic variance
r required for the East lot 1ize (along Dale Street) that would extend ie house str€tcture slightly fi.i,rtlzar to
the East than e existing structure located at 1822 North Dale court. The house on a property at 1822
is actually at 27.45 feet r-rr the East prbezrty line (not 30 feet as required by current setbacic).
The structure as proposed would zot ecuntbez• the vision of motorists existing Dale Court on to
Dale Street. This was a neighborconcern at the' 77 of the ar subdivision.
; In addition, a variance is requested on the West setbacic Line for the garage area. The structures
on the lots to the South of 1822 North Dale court are shown to indicate the relativedistances froin the lot
lines in these areas. The distance between the actual physical curb and the lot line is greater for the
subject lot than it is for the lots to the South. Thus, although the garage as proposed would be closer to
the than pennxiited, visually, it would he consistent with the properties further South on Dale
Court relative to the actual physical curb line. Furthermore: the requested variance for the garage
actually decreases to a point where the Southwesterly tip f the garage structue (closet to the 1822 Dale
court) would be within or only slightly beyond the required setbacic of 30 feet.
- The Weleczcis respectfully request setback variances to aow a home to be build per the
I attached pIaGts based on the practical difficulties of e-ryirg out the strict letter of the existing setbacic
I requirements.
.+
T
