���4 � <br />Community Development Department <br />emo <br />To: John Stark, Community Development Director <br />From: Don Nlu�a.son, Building Official <br />Date: 12/12/2006 <br />Re: W�sh�rooc� Village 1—Exterior Inspection <br />Background: <br />On November 17,2006, Building Inspector Gerry Proulx and I inspected the exterior building <br />materials of the Westwooci Village 1 complex. The complex was originally built in about <br />1970. The purpose of the inspection was to inspect the condition of the exterior siding and <br />roofing materials for possible replacement. Eight buildings in all were inspected, 2640-2650, <br />2668-2676, 2678-2G88, 2G52-2666, 2690-2696, 2700-�712, 2714-2728 and 2730-2734. <br />Inspection Findings: <br />The existing siding materials are a combination of cedar board siding, Texture 1-11 cedar <br />plywood sf ding, Masonite panels, and, cedar and pine fascia and soffits. Roofing materials <br />appeared to be lightweight asphalt shingles. <br />The overall condition of each of the eight buildings was roughly the same; siding and roofing <br />materials varied on each building with areas of relatively good condition to areas of very poor <br />condition. The following specific conditions were observed on each of the eight buildings: <br />. The lower edges of many areas of the siding materials abutting other hard surfaces, <br />such as where the siding abuts roofing and sidewalks, showed evidence of rot and <br />decay from the bottom up. Some of these areas had been covered by a batten board <br />which will actually accelerate deterioration in the future. <br />Many areas of cedar 'board' siding were showing evidence of drying, splitting, <br />checking, cupping and warping. Also, nails securing the siding are working their way <br />out. This allows openings to form between boards which allows storm water <br />penetration into the wall and a loss of weather resistance which accelerates <br />deterioration in the future. <br />• Page 1 <br />
