Housin�• <br />A miY of approximately400-500 housing units which shall include <br />any combination of row houses, townhomes, condominiums and <br />apartments. The mix may include the following: <br />� A maximum of one senior only housing complex. If such <br />complex is proposed the Redeveloper must work with the city <br />to market the units to Roseville senior residents first and <br />actively -partner with GMHC and the senior regeneration <br />housing program. <br />• A minimum of 10% of rental apartments or owner occupied <br />townhome and/or condominium units will be provided for <br />workforce housing at a maximum of 120% of inedian family <br />income. <br />� The density of housing units will be no more than 36 units per <br />acre. Any height greater than that provided in the Master Plan <br />will require Council approval and amendment of the Master <br />Plan. <br />Master Plan: The Redeveloper has reviewed the concepts for development <br />outlined in the Master Plan including but not limited to a mix of <br />uses, quality of construction, public road and trail connections, <br />access and open space and environmental protections, and the <br />design elements outlined in the Twin Lakes Design Principles. <br />Based thereon, to the extent justified by market conditions, the <br />Redeveloperhas prepared a Preliminary Site Plan for the Project, a <br />copy of which is attached as Exhibit A("Preliminary Site Plan"). <br />The Project will comply with the Master Plan which the <br />Redeveloper acknowledges will require an amendment to <br />accommodate the Preliminary Site Plan. The Master Plan was <br />adopted as a section of the City Comprehensive Plan; therefore the <br />Comprehensive Plan may also require amendments. <br />AUAR: The Redeveloper will be responsible for reviewing the proposal <br />with the approved Alternative Urban Area-Wide Review for the <br />Twin Lakes area. The review specifically addresses issues relating <br />to environmental impacts based upon the proposal. The <br />Redevelopermust prove, to the City's satisfaction, that the project <br />is within the parameters of the findings of the AUAR and gain <br />approval for any necessary modifications. <br />Minimum Valuation: If requested by the City, the Redeveloper will execute or cause to <br />be executed an assessment agreement for each building, <br />guaranteeing minimum values.
