This project encompasses both sides of Fulham Street <br />just north of Raselawn Avenue and south of the entrance to the Midland Hills Country <br />Club. The property was purchased from the Midland Hills Country Club in December of <br />2003. The proposed use for the property is approximately 38 residential unit� consisting <br />of 6 single family homes on the western parcel (Site A), and a 32 unit luxury <br />condominium on the eastern parcel (Site B). <br />This Application is seeking approval of the single family homes (western parcel — Site A) <br />phase of the project. The condominium received Final P.U.D. Approval and Final Plat <br />Approval on September 13, 2004. The original General Concept Plan included 6 town <br />home units. Specifically, the project originally consisted of 2, 3-unit "row homes" (6 total <br />units) complexes. Access to these homes and garages would be provided at the center <br />of the parcel. As a result of feedback and market information gathered from our <br />marketing efforts on the condominium (eastern parcel) of this project, we are proposing <br />a change from 6 town homes to 6 single family homes. As noted on the attached plans, <br />there are two designs ranging from approximately 3,310 square feet to 3,730 square <br />feet. These two-level, single family homes are very attractive and incorporate high <br />quality materials including stone, stucco, and hardiboard siding products on the building <br />exterior. The two designs will alternate along Fulham Street, with alternating attached <br />garage access. These single family homes will compliment the condominium portion of <br />this project, and have a positive impact on the value of surrounding homes. They will be <br />priced at a level exceeding the original proposed town homes. Accordingly, we feel that <br />this change from the town home concept to luxury single family homes will have an <br />overall positive impact on the project. <br />3500 American Blvd. W., Minneapolis.
