�.� REVIEW of REQUEST: <br />�. : The Iliff parcel, 1822 Dale Court is located between Dale Court and Dale Street on aal <br />odd shaped triangular parcel. It is located east of Alta Vista Drive and west of Dale Street, <br />north of Larpenteur Avenue. The parcel is surrounded by single family homes that are <br />located on multi-dimensional (irregularly shaped) parcels. <br />.� � The parcel is located within Comprehensive Planning District 14, where it is designated <br />as Low Density Residential, LR and is zoned R-i, Single Family Residential District. <br />�+. � NIr. Iliff and family own a double frontage parcel he desires to divide into two parcels <br />The existing lot, Lot l, Block l, Weleczki Addition, averages 112 feet in depth but is <br />over 327 feet in length. It is 27,123 s.f, in size, approximately 2.5 times the size of a <br />normal lot in Roseville. <br />ri � The proposal by Mr. Iliff would create two parcels. Parcel "A" would include the <br />existing home and be a minimum 93 feet wide (west-front) by a minimum of 112 feet <br />deep (south side) or 15,514 s.f (which is 140°/a of Code requirements). <br />�. � New Parcel "B" (the triangle) would be generally 226 feet wide along the west front <br />(Dale Court) by 112 to 12 feet deep or 11,608 s.f (93°/o of Code requirement for a comer <br />lot). <br />�.r, Based on this proposal, Parcel "A" meets the minimum width (85 feet) requirement and <br />the minimum square footage (I1,000 �.�� requirements of Section 1004.016 of the <br />Roseville City Code (see attached land division sheet). No new street or utility construction is necessary to serve the proposed division. While <br />there is capacity in the system, a sewer and water new lateral connection is necessary for <br />new Parcel "B" and utility and drainage easements are necessary for each parcel. The <br />applicant will need to determine whether there is adequate depth in the sewer line to <br />allow for gravity flow or determine the need for a pumping system. <br />.#_� Because the parcel is less than one acre, a park dedication fee is not required. <br />�,I� STAFF COMMENTS/�'��iDINGS: <br />5.1 The Iliff property was platted in 1988 and the home was constructed in 1956. The <br />existing house faces Dale Court and the new house on Parcel "B" wou�d also 11av� <br />frontage to Dale Court. Dale Court used to be the main road, Dale Street until the <br />RCA FF3655(0&2205} -Page 2 of 12 <br />
