EXTRACT OF DRAFT MINUTES OF MEETING OF THE <br />PLANNING COMMISSION OF THE CITY OF ROSEVILLE <br />AUGUST 3,2005 <br />5. Public Hearings: <br />a. Plannin� File 3655: Request by Todd Iliff, 1822 Dale Court, for a Variance to <br />Section 1004.016 (Residential Dimensional Requirements - Lot Size) and a <br />Minor Subdivision to create a substandard residential lot. <br />Chair Traynor opened the hearing and requested City Planner Thomas Paschke provide a verbal <br />summary of the project report dated August 3, 2005. <br />Thomas Paschke advised that NIr. Iliff and family own a double frontage parcel he desires to <br />divide into two parcels. The existing lot, Lot l, Block l, Weleczki Addition, averages 112 feet in <br />depth but is over 327 feet in length. It is 27,123 s,f. in size, approximately 2.5 times the size of a <br />normal lot in Roseville. The proposal by NIr. Iliff would create two parcels. <br />Parcel "A" would include the existing home and he a minimum 93 feet wide (west-front) by a <br />— minimum of 112 feet deep (south side) or 15,514 s.f, (which is 140°/a of Code requirements}.New <br />— Parcel "B" (the triangle) would be generally 226 feet wide along the west front (Dale Court) by <br />— 112 to 12 feet deep or 11,608 s.f. (93°/o of Code requirement for a comer lot). <br />Based on this proposal, Parcel "A" meets the minimum width (85 feet) requirement and the <br />minimum square footage (11,000 s.L� requirements of Section 1004.016 of the Roseville City <br />Code (see attached land division sheet). I L{� tccl _ 1 �«]] 2[t. �ti��riesl .._ � 00 f�el <br />The Community Development staff recommends approval of a 892 s.f. lot size variance to Section <br />1004.016 (Residential Dimensional Requirements) for new Parcel "B", and, <br />approval of a minor subdivision to allow the creation of one substandard residential parcel for <br />property located at 1822 Dale Court. <br />The recommendations are based on the findings in Section 5 of the project report dated August 3, <br />2005 and are based on compliance with the following conditions: <br />f. The City policy is to require payment of the Metro Area Sewer Availability <br />Charge (SAC) upon the issuance of a building permit.
