REQUEST FOR CITY COUNCIL ACTION <br />DATE: 09/12/OS <br />ITEM NO: 3.�` <br />:�t��}&'�liii i�� �IFI,I':,ti•�l�' ��_��1i=:�L��i t�ji�ir:o-�t7�. ��ri ili�:i �t�t I::,r7: <br />�� �t� �� �� '� p ��+ti � v-�.-�' � �-' {,� � �F;�T <br />�1. <br />Item Description: Request by United P�ope�ries for FINAL REZONING, EASEMENT <br />VACATION & FINAL DEVELOPMENT PLAN (PUD) for the west side of <br />Full3arn Stiect (at Midland Hi]1s Country Club) to construct 6 small lot single family <br />hozaaes (PF3G7Q). <br />1.0 BACKGROUND: <br />2.1 On August 22,2005, the Roseville City Council re-directed the United Properties request <br />for final approval to the Planning Commission for a determination of consistencv <br />(substantial compliance) with the General Concept Plan approval of October 20,2003, <br />and to reviewlcomment on the revised development project. <br />1-2 On September 7,2005, the Rose�ilie Planning Commission reviewed the Final <br />Development Plan for the west side of Fulham Street to determine whether the 6 small lot <br />single family development was substantially in compliance with the General Concept Plan <br />that included 6 town home units with rearyard parking and garage access, supported by <br />the Commission in October 2003. <br />1.�a The Planning Commission determined that the Final Development Plan is consistent with <br />the General Concept Plan and recommended approval of the proposal as submitted (see <br />attached minutes). <br />THE REQUEST: <br />I.� United Properties (developer) in cooperation with Midland Hills Country Club seeks approval <br />ofthe FINAL REZONING, EASEMENT VACATION & FINAL DEVELOPMENT <br />PLAN (Planned Unit Development Plan & Agreement) for their project along the west side of <br />Fulham Street. This project has previously received concept approval for the creation of a PUD <br />consisting of 6 town homes, a first reading of an ordinance rezoning the subject property, and <br />preliminary plat approval. <br />1_� The east side development consisting of a 30 unit condominium received final approvals by the <br />Council on September 13,2004 along with the Comprehensive Land Use Map Amendment for <br />both sites. <br />PROJECT REVIEW HISTORY <br />�'a��� DevelopmentApplication Submitted: July 29, 2005 <br />De�ermined Complete: August 4, 2005 <br />60-Day Review Deadline: October 3, 2005. <br />City Council Action (final): August 22,2005. <br />PF3670_RCA_fl91205.doc Page 1 of 1 <br />
