Specifically, <br />the DRC felt that the design of the single story wa��outllookout homes was a similar <br />design, size, and mass to that previously approved; that the change in lot configuration — <br />zero lot line town home lots of 2 structures — to 6 single family home lots with one lot <br />line a zero lot line was consistent with the Concept approval; that the impacts on the <br />subject parcel would be reduced, especially lot coverage, vehicle noise, and structure <br />massingllight infiltration to adjacent residential properties; and that single family homes, <br />even if on small lots, was a more consistent and effective use and buffer form the <br />adjacent residential (west) neighborhood. <br />Paschke explained that the proposal by United Properties consists of six single family <br />homes on 1.02 acres on the titi�c:s1 side of Fulham Street. Each residential home (except <br />the most southern lot) is proposed with a zero lot line along the southern property line <br />and a 9 foot setback from the north property line. The southern most lot is proposed with <br />an 17 foot setback from the south property line and a 9 foot setback from the north <br />property line. Each home is designed as a single level walk-out with sizes range fro��. <br />3,310 sq. ft. to 3,730 sq. ft. <br />The "Final Development Plan" bas established setbacks as follows: All lots will have a <br />minimum front yard setback adjacent to Fulham Street of 27 feet to either the principal <br />structure or the attached garage. Each lot will have a minimum rear yard principal <br />structure setback of 30 feet.
