CITY of ROSEVILLE <br />PLANNED UNIT DEVELOPMENT <br />AGREEMENT #- <br />This PLANNED UNIT DEVELOPMENT AGREEMENT, dated September 13,2004 and <br />August 22, 2005, is entered into between the City of Roseville, a Minnesota municipal <br />corporation, at 2660 Civic Center Drive, Roseville, Minnesota 55113 ("CITY"), and United <br />Properties Investment LLC, at 3500 West 80" Street, Minneapolis, MN 55431 <br />("DEVELOPER"). <br />1.0 EFFECTIVE DATE of AGREEMENT: <br />This agreement shall be effective upon completion of all of the following: <br />1.1 Approval and recording of plat: The Villas at Midland Hills with new easements, <br />and vacation of existing easements. <br />1.2 Passage and publication of Ordinances #1311 &� (rezoning of property to <br />PUD). <br />1.3 Publication of the ordinances in the Roseville Review, the CITY's official <br />newspaper. <br />1.4 Execution of this agreement by the CITY and the DEVELOPER. <br />1.5 Recording of this agreement with Ramsey County. <br />2.0 REQUEST for PUD APPROVAL: <br />The DEVELOPER has requested that the CITY approve a Planned Unit Development <br />(PUD) (PF#3670) to develop a 1.02 acre parcel at the northwest corner of Fulham <br />Street and Roselawn Avenue into 6 single family residential lots. The subject property <br />is legally described as: <br />Lot 1 through Lot 6, Block 1, The Villas at Midland Hills <br />The DEVELOPER has also requested that the CITY approve a Planned Unit <br />Development (PUD) (PF#3471) to develop a 3.15 acre parcel at the northeast comer of <br />Fulham Street and RoseIawn Avenue into a 33 unit condominium. The subject <br />property is legally described as: <br />Lot 1, Block 2, The Villas at Midland Hills <br />� <br />
