Exhibit G Landscape Plan, including materials list, plant sizes, and locations of all <br />plant materials, dated <br />Exhibit H Building elevations and floor plans, <br />Exhibit I Draft Declaration for The Villas at Midland Hills Condominium to be <br />located on Lot 1, Block 2, The Villas at Midland Hills (the <br />"Condominium Declaration") and the Declaration of Covenants, <br />Conditions & Restrictions for the single family homes to be located on <br />Lots 1 through 6, inclusive, Block 1, The Villas at Midland Hills ((the <br />"Single Family Home Declaration"). <br />Exhibit K Parking, Deiivery, and Storage Plan, including work hours, parking areas <br />for construction workers, materials storage areas, and delivery of <br />materials. Parking and storage area shall be identified on a plan sheet, no <br />parking will be allowed within the neighborhood. <br />Exhibit L Parking Agreement andlor easements for that portion of the Country Club <br />parking lot that will be utilized as shared parking for the condominium <br />and the Country Club, dated <br />Exhibit M Construction stages and estimated occupancy schedule, dated <br />5.0 REZONING: <br />The CITY conducted a combined hearing on October 1,2003 before the Planning <br />Commission regarding the DEVELOPER'S request for a COMPREHENSIVE LAND <br />USE MAPAMENDMENT, PRELIMINARYPLAT, REZONING and PUBLIC <br />EASEMENT VACATION to consider various aspects of the Planned Unit Development <br />zone designation consistent with the residential development. <br />The CITY agrees to zone the subject property to PUD, subject to the DEVELOPER's <br />strict compliance with the approved plans, and terms and conditions of this Agreement. <br />minor variations from the approved final development plans, which are consistent with <br />this agreement and the underlying Single Family Residence District for Lots 1 through <br />Lot 6, Block 1, The Villas at Midland Hills, and General Residence District (R-3) for Lot <br />1, Block 2, The Villas of Midland Hills, may be approved by the CITY'� Development <br />Review Committee, under the direction of the Community Development Director, as <br />provided in the Roseville City Code (Section 1008). Substantial departures from the <br />approved final development plans will require an amendment to the Planned Unit <br />Development in accordance with Sections 1004, 1008, 1010, 1012 and 1015 of the <br />Roseville City Code. Where not superseded by the more restrictive requirements of this <br />PUD, the standards of the underlying Single Family Residence District (R-1} and General <br />Residence District (R-3), shall apply as stated in Chapter 1004 of the Roseville City <br />Code. <br />
