9.6 Building Materials. Exterior building materials must include cultured stone or brick, <br />stucco, all-weather soffit and fascia, asphalt shingles. Building material and color <br />schemes must be reviewed and approved by the Community Development Director or <br />designee. (Exhibit H). <br />9.7 Tree Preservation. The Villas at Midland Hills project has proposed to preserve certain <br />trees that lie along the south, east, and north periphery. A plan indicating those trees to be <br />preserved shall be submitted to the Community Development Director or designee along <br />with the manner in which preservation will occur (Exhibit F). <br />9.8 Landscape Plan. The landscape plan shall include evergreen trees to screen the adjacent <br />residential propertied to the east. Landscaping must also be provided within andlor <br />adjacent to each infiltration area. A state registered landscape architect must prepare the <br />final landscape plan per Section 1010 of the Rpseville City Code (Exhibit G). <br />9.9 Landscape Letter of Cr�edit. Prior to the issuance of individual grading, excavation, <br />foundation, andlor building permits, the DEVELOPER must provide the CITY with a <br />landscape letter of credit, bond, or other security acceptable to the City, in an amount <br />equal to 150% of the full cost of all landscapingincluding turf and plantings, <br />irrigation, boulder retaining wall, and site restoration (Section 1 Q 10.1 �E} as <br />determined by the Community Development Department. <br />9.10 Mitigation of Impact on Adjacent Residential Uses. All air conditioning units shall be <br />located so as to minimize noise impacts on the adjacentproperty owners. Ground <br />mounted air conditioning units on the �ING�.� FAMILY home sites must occur along the <br />north side of each residential structure and be screened. Should the CONDOMINIUM <br />include ground placed air conditioning units, each shall be screened. For the purpose of <br />this PUD screening shall consist of a mixture of deciduous and coniferous shrubs or the <br />use of a solid opaque fence. Outdoor or exterior storage of any material, equipment, <br />or recreation vehicles including, but not limited to: boats, trailers, motorized or non- <br />motorized trucks, cars, campers and vans, snowmobiles, ice houses, for any duration <br />is prohibited. Such exterior storage prohibitions include any cross parking <br />easements on adj oining property. The installation of sheds or other accessory buildings <br />is prohibited. (Exhibit C). <br />9.11 Private Drive &Parking Lot Specifications: The Developer shall submit, for review and <br />approval by the Public Works Department, private drive and parking lot profiles and <br />specifications, as well as specifications for all concrete work related to the drive lane <br />and/pr parking lot improvement. A permit is necessary to work in the right-of-way of <br />Fulham Street for entry drives or renovation of the road surface, boulevards, or medians. <br />9.12 Building Occupancy: No single family home or condominium unit may be granted a <br />Certificate of Occupancy (CO) until all fire hydrants are activated and the private drive <br />and parking lot are constructed with the first lift of asphalt. <br />� <br />
