<br />LIGHT, VENTILATION AND
<br />OCCUPANCY LIMITATIONS
<br />SECTION 401
<br />GENERAL
<br />40L1 Scope. The provisions of this chapter shall govern the
<br />minimum conditions and standards for light, ventilation and
<br />space foroccupying a structure.
<br />401.2 Responsibiliry. The owner of the structure shall provide
<br />and maintain light, venrilarionand space condirionsin compli-
<br />ance with these requirements. A person shall not occupy as
<br />owner-t�ccu�ant, or permit another person to occupy, any pr�
<br />mises that donotcomply withtherequirementsof t,�i6 cksapter,
<br />401.3 Alternarive devices. In lieu of the m���s for natural
<br />light and venrilarion herein prescribed, artificial light or m�
<br />chanical ventilation complying with the It�ternatfo�aal Baiifding
<br />Code shall be permitted.
<br />SECTION 402
<br />LIGHT
<br />402.1 Habitable :�paces. Every habitable space shall ha�e at
<br />least one k;,i�;• �• • of approved sire facing directly to the out-
<br />doors or to a court. The minimum total glazed area for every
<br />habitable space shall be 8 percent of the floor area of sneh
<br />room. Wherever walls or other pprti�t�s of a structure face a
<br />windowofany room and such obstructior�s arelocated less than
<br />3 feet (914 :�-�� from the window and extend to a level above
<br />that of the ceiling of the t•oOtn, such �vif�daw shall not be
<br />deemed to face directly to the outdaoi� nor �,i a court and shall
<br />not he included as contriburing to the required minimum total
<br />window ares for the room.
<br />Exceprion: Wherenaturallightforroomsorspaceswithout
<br />exterior glazing areas is provided through an adjoining
<br />room, the unobstructedopening to the adjoining room shall

<br />served.
<br />402.2 Common hal�sand stairways. Everycommon hall and
<br />stairway in residential occupancies,otYterthxn in one- and two-
<br />familydwellings, shall be lighted at all rimes with at least a 60-
<br />watt standard incandescentlight butb for each 200 square feet
<br />(19 rn�} of floor area or equivalent illuminarion, provided that
<br />the spacing between lights shall not be greater than 30 feet
<br />(9144 mm). In other than residenrial occupancies, means of
<br />egress, includingexterior means o# egres� stairways shall he il-

<br />402.3 Other spaces. All other tT�pp; shall be provided with
<br />natural or arrificial light sufficientto permit the maintenanceof

<br />sanitary condirions, and the safe occup�ncy of the space and
<br />urilizarion of the appliances, equipment and fixtures.
<br />SECTION 403
<br />VENTILATION
<br />403.1 Habitable spaces. Every habitable space shail ha�e at
<br />least one openable window. The total openable area of the win-
<br />dow in every roottt shall be equal to at least 45 percent of the
<br />minimum glazed area required in Secrion 402.1.
<br />Exceprion: Where rooms and spaces wiYirc�ut openings to
<br />the outdoors are venrilated through an adj oining room, Che
<br />❑ nobsiruatod opening to the adjoining room shall he at least
<br />S percent of the floor area of the interiorroom or space, but
<br />notless than25 squarefeet (2.33 m�). Thevenrilarionopen-
<br />ings to the outdoors shall be based on a total floor area being
<br />venrilated.
<br />403.2 B athrooms andtoilet moms. Every bathrczot� an� toilet
<br />room shall comply with the venrilarionrequirements for habit-
<br />able spaeea as required by Secrion 403.1, except that a window
<br />shall not he required in such spaces ec�i�ipperA with a mechani-
<br />cal venrilarion system. Air exhausted by a mechanical venrila-
<br />rion system from a bathroom or toilet rtrC�iix shall discharge to
<br />the outdoors and shall not be recirculated.

<br />shall not be permitted to he present in a rooming urtit or dormi-
<br />tory unit.
<br />Exceprion: Where specifically approved in wriring by the
<br />code offieial.
<br />403.4 Process venrilarion. Whereinjurious, toxic, irritaringor
<br />noxious fumes, gases, dusts or �n�sts are generated, a local ex-
<br />haust venrilarion system shall he provided to remove the con-
<br />taminaringagent at the source. Air shall be exhausted to the
<br />exterior and not be recirculated to any space.

<br />SECTION 404
<br />OCCUPANCY LIMITATIONS
<br />404.1 Privacy. Dwellingunits,hpteluniis,housekeepingunits,
<br />rooming units and dormitory units shall be arranged to provide
<br />privacy and be separate from other adjoining spaces.
<br />404.2 Minimum room widths. A habitableroom. other than a
