Attachment C <br />Exhibit F <br />The space above this line is reserved for recording purposes. <br />TEMPORARY CONSTRUCTION EASEMENT <br />THIS EASEMENT, made and entered into this day of , 2009, by <br />and between Hagen Ventures, LLC, a Minnesota limited liability company ("Grantor"), and the <br />City of Roseville, Minnesota, a Minnesota municipal corporation ("Grantee"). <br />RECITALS <br />A. Grantor is the fee owner of the following described property in Ramsey County, <br />Minnesota ("Property"): <br />The South 550 feet of the East 630 feet of the Northeast Quarter of the Southwest <br />Quarter of Section 4, Township 29, Range 23, Ramsey County, Minnesota. <br />B. Grantor desires to grant to the Grantee a temporary construction easement over a portion <br />of the Property, according to the terms and conditions contained herein. <br />AGREEMENT <br />1. Grant of Temporarv Construction Easement. For good and valuable consideration, <br />Grantor hereby grants and conveys to Grantee a non-exclusive temporary construction easement <br />for construction purposes over, under, across and through that part of the Property identified on <br />Schedule A, attached hereto, and legally described as follows (the "Easement Area"): <br />That part of the Property which lies west of the east 43.00 feet thereof, and which <br />lies south of the above described permanent easement for right of way purposes <br />and also which lies northerly and northwesterly of the following described line: <br />Commencing at said Southeast corner of the Northeast Quarter of the Sot�thwest <br />Quarter; thence North O1 degrees 08 minutes 13 seconds West, assumed bearing <br />along said east line of the Northeast Quarter of the Southwest Quarter, 461.73 <br />feet, to the point of beginning of said line to be hereinafter described; thence <br />South 83 degrees 49 minutes 27 seconds West, 180.84 feet; thence South 79 <br />Page 1 <br />
