<br />Har Mar Apar�ments is an existin� 120-unit apartmeni �uilding complex bui�E in I955. Sitt�ated on a 5.4-
<br />acre site, the developmen� contains five buildirigs of 21 to 26 one-bedroom units per bt�ilding, the
<br />majority having a sigruficanC amount of de%rrcd mainEenance and i� need of rnajor repair. There is also
<br />an approximate 25 percer�t vacancy rate currently at the buildings due tfl unrentable uniis, Central
<br />Community Housing Trust (CCHT), with the suppart of the City of Roseville, proposes to rehabilitate the
<br />existing property fnto l Q3 one and two bedronm apartmenis. The rehabilitation plans wili di�ersify the
<br />unit type to provide increased housing chaices for low and modera€e-income workers, as we1E as sorrse
<br />�narl�ei-rate a�artments. Affordable rents>will be targeted to residenfs �t 30, 50 and 60 percent of area
<br />median incame. CCHT will aEso make cansidefable improvem�nis to the b�ailding exteriors, add
<br />landscaping and recreation areas, including a tot lot for ciiildren. Stornawater improvements proposed at
<br />the �raperty wi13. hetp a!]eviate starmwai�r capacity issues that have been occuszing in the area during
<br />l�eavy rain events. The sice improvements wil] help maice possihle a future phase to consEruct a new
<br />building on the site that woujd include SO two- and three-bedroom affordable a�artrnents, in a]ocatian
<br />that is currently surface par}cing.
