An ex�ansion of a�re-existing residential �rinci�al or accessory structure in an R-1 or <br />� R-2 zoning district which maintains the same propertX line setbacics and structure <br />� se at, ra�nr�vided there is n� fiirther encr�achment�f anv n�n-c�nf�rming stnict�iral <br />� dimension or increase in the non-conformity of use of the land . <br />5 <br />� 2. A�re-existing�rinci�al or accessorv structure. including ex�ansion thereof, in which a <br />� bropertv line setbacic dimension has been made revised and made substandard�y eminent <br />� domain or other formal �ublic agency action. Such a structure shall be considered a <br />� le�ally conforming structure. All future additions to the structure or use shall meet the <br />1� required setbacic (at that time) from the revised �ro�erty or easement line. <br />l] <br />1� 1011.03: DAMAGED NONCONFORMING STRUCTURE: <br />y� Any nonconforming structure damaged to an extent of not more than fifty percent (50%) of its <br />�� reproduction cost by fire, flood, explosion or other casualty may be reconstructed and used as <br />I� before if such reconstruction is completed within six (6) months of the casualty. If the damage to <br />�� the structure is greater than fifty percent (50%) of the replacement cost of the structure at the <br />t� time of loss, as determinedby the City Council, the reconstruction shallbe in accordancewith <br />�� this Code.
