The traffic estimates were based on a <br />1,600 square foot retail off sale liquor store. Subsequently, the submittal was for a 2,200 square <br />foot store. We have reviewed the potential increase in tzaffic created by the increase in liquor <br />store si ze, <br />C��'� estimate was that the liquor store would approximately 480 vehicle trips per day, witll <br />approximately X40 of those being new trips destined only for the liquor store. The additional size <br />of the liquor store will not create a need for more employees and will not increase traffic to tha <br />store in direct proportion to the size increase. The added selection in the additional size of the <br />store will add some "destination" traffic and makc it more appealing to existing convenience <br />store customers. However, the primary purpose of the added selection is to increase the sales <br />rather than the customers. The proportion of the additional new trips, if done directly on size, <br />would only add 40 new trips dw�ing the day. Taking into account employees, the non-direct <br />proportiona�incrcase in tr�ffic, and the potential additional destination traffic, we believe that � <br />realistic estimate of new trips fYan the size increase would be 30 per day. <br />� <br />In our original concept calculations, we did not provide any reduction in existing convenience <br />store trips for the reduction in the size of the convenience store. 'II�e store is relatively large, and <br />we did indicate in the December report that the volume of traffic counted at the �tC� was higher <br />than at most SuperAmerica stores. T h e volume of �,404 compares to volumes closer to 2,500 � <br />other smaller sized convenience station stores. <br />� reduction in sales area i n the convenience store is approximately 2,500 square feet based on <br />approximately measurements on the plans.'ltris reduces the total convenience store sales area to <br />3,800 square feet, v�ich is a significant reduction.
