Section 4. Sections 1005.02 through 1005.09 are hereby amended as follows: <br />� 1005.02: B-1 LIMITED BUSINESS DISTRICT: <br />� The B-1 Limited Business District is designed to provide a limited range of office or professional <br />� services at the periphery of residential uses or integrated with residential uses. Because of <br />� compatibility factors adjacent to residential uses, other non-retail uses may be permitted only with a <br />' conditional use permit. The B-1 Limited Business District is intended for areas designated as B <br />� Business, or LB Limited Business, areas in the Comprehensive Plan. <br />� <br />1�� A. Residential District Uses: Multiple-family dwellings and other uses permitted in residential <br />districts if constructed in B-1 district shall conform to setback, density and other requirements <br />under residence districts. (Ord. 275, 5-12-1959) <br />C. Minimum Requirements: See Section 1005.01. Where buildings are within one hundred fifty feet <br />(150') of a residential zone, such buildings shall be limited to the average height of existing <br />residential buildings that are located within one hundred fifty feet (150') of a proposed B-1 <br />building. The City Council may grant a conditional use permit for a building in a B-1 District to be <br />a maximum of three (3) stories upon application of a petitioner and holding of a public hearing <br />under the procedures set forth in Chapter 108 of this Code. Upon granting such a conditional use <br />permit, the City Council may impose such conditions which may be appropriate to protect the <br />public health, safety and welfare. (Ord. 1176, ll-25-1996) <br />1005.03: B-1B LIMITED RETAIL DISTRICTS: <br />�� <br />��C' The B-1B Limited Retail Business District is designed for community medical or office uses and may <br />�.8 include limited retail over 10,000 s.f., as well as restaurants over 5,000 s.f. and hotels and motels. <br />�� When adjacent to residential uses, certain retail, public meeting, and other uses may be permitted by <br />;� �+ conditional use permit. The B-1B Limited Retail Business District is intended for certain areas <br />3] designated as B Business, or LB Limited Business, areas in the Comprehensive Plan. <br />�� <br />33 A.
