Appropriate signage shall be installed <br />to prohibit parking on the street except in parking bays. <br />Park Improvements- To satisfy park dedication requirements, the <br />DEVELOPER shall create and dedicate two fully developed as defined in the <br />park concept plan. Park areas shall meet the specification standards set by the <br />two most recently developed Roseville parks- specifically Owasso Hills and <br />Pioneer Park. The final plans and specifications for these areas shall be <br />reviewed and approved in writing by the Parks and Recreation Director. <br />� Northerly Neighborhood Park: this park shall be 2.2 acres of active and <br />passive park use, including a play area, hardcourt basketball area, <br />enclosure for a portable satellite unit, trails and amenities as defined in <br />the concept plan, park identificationsignage, landscaping, and a field for <br />team sports. Also provide $3000 up front to cover portable restroom <br />rental costs for a period of time managed by the City. <br />♦ Southerly Park: This area shall consist of 2.4 acres and incorporate a <br />pathway around the existing Arona Pond. An overlook shall be <br />constructed looking out over the Pond, as well as signage and other <br />amenities installed. <br />�', Non-vehicular transportation corridors: Pathways and sidewalks shall be <br />incorporated throughout the site as reviewed and approved by the Parks and <br />Recreation Director. All concrete sidewalks shall be a minimum of 6-ft wide. <br />All bituminous pathways shall be a minimum of 8-ft wide. An easement shall <br />be dedicated on the final plan for all pedestrian ways not located within a <br />public right- of- way. <br />T�. Erosion control measures shall be constructed in accordance with City and <br />Rice Creek Watershed District requirements including Ramsey County Soil <br />and Water Conservation District Best Management Practices. <br />E:. Hazardous materials clean up as necessary, shall be completed according to <br />acceptable MnPCA standards. <br />E_ Arona Pond improvements: At this time the estimated cost for the Arona <br />pond improvement is $700,000. This is discussed in detail in the City of <br />Roseville Comprehensive Storm Water Management Plan, Appendix E, Area <br />5. We have reviewed the contributing runoff volume for the reconstructed <br />pond and the cost split would be 13% developer/ 87% City. The pond <br />improvements will adequately address the water quality needs of the <br />Applewood Pointe post development impervious coverage. This project is <br />planned for winter 2003 construction. <br />4. Phased Development. The PLAT shall be constructed in two phases in accord with the <br />terms and conditions contained in this document as well as the PUD Agreement. <br />Page 2 of 10 <br />
