Consider Comprehensive Land Use Plan Amendment, <br />Preliminary Plat, Rezoning, and General Concept Planned <br />unit Development (PUD) for Meadow View Homes to allow <br />the Redevelopment of 2550 Hamline Avenue N(PF 3546) <br />City Planner Thomas Paschke provided an overview of the <br />project, noting the single-family home originally on the lot and <br />now demolished, access from Oakcrest and letters of opposition <br />and citizen petition previously received and made part of the <br />record. Mr. Paschke advised that this issue had come before the <br />Planning Commission at their March 3, 2004 meeting and had <br />been recommended for approval on a unanimous vote; had <br />originally appeared before the City Council at their March 29, <br />2004 meeting and had been continued until tonight's meeting. <br />Mr. Paschke noted that the developer, as well as several <br />neighbors was in attendance at tonight's meeting. Mr. Paschke <br />concluded by noting that the Planning Commission and staff <br />recommended support of the project. <br />Greg Stull, Meadow View Homes Designer <br />Mr. Stull presented several elevations of the proposed <br />development for the City Council and public's benefit to clarify <br />the developer's intent for exterior materials and the quality of the <br />development. <br />Councilmember Kough sought clarification of the ownership of <br />the property. <br />Greg Stull clarified that Mr. Jeff Cruz was the property owner <br />and that the original owner was deceased. <br />Councilmember Ihlan sought clarification of calculations of <br />impervious surface area versus green space area from staff. <br />Comprehensive <br />Land Use Plan <br />Amendment, <br />Preliminary Plat, <br />Rezoning, and <br />General Concept <br />(PUD) for Meadow <br />View Homes <br />Redevelopment of <br />2550 Hamline Ave <br />(PF 3546) <br />
