PROJECT OVERVIEW <br />The developer, Greenhouse Village Properties, LLC, ( G W) is seeking approval <br />from the City of Roseville to build a 105 unit Senior Cooperative and 7 townhomes. The <br />Senior Cooperative will be known as "Greenhouse Village" and the townhomes will be <br />called "Greenhouse Village Townhomes." The property currentlyis two parcels, one is <br />operated as Lebens Flowers, Inc., at 1021 W. Larpenteur Ave., and the other is the <br />adjacent single familyresidence at 1017 W. Lazpenteur. GVP is applying for a PUD and <br />rezoning of the property which will consist of Lot 1: Senior Cooperative and Lot 2: <br />Future site for 7 owner-occupiedtownhomes. Rezoning is from B-2 retail business & <br />single family residential to R-3 high density residential. <br />Greenhouse Village Cooperative is designed for active, independent seniors, aged <br />55 and over. If features a cooperative ownership structure offering many of the same <br />financial benefits of homeownership. The structure will consist of a two-story "Village <br />Center" with a three-story, 54-unit East Wing and a 51-unit West Wing. The three-story <br />structure will be wood framed, over spancrete underground heated parking. The main <br />entrance in the Village Center will be set back from Larpenteur Ave. and the two wings <br />will increase visual interest in the structure. For the convience of the residents the <br />building will have four elevators. There will be 113 underground heated parking spaces <br />with an additional 32 exterior spaces for a total of 145 parking spaces. The architecture <br />of the building will be of a craftsman style and the greenhouse theme will be evident in <br />the Village Center with generous amounts of glass and plant material. <br />The Cooperative will offer a variety of floor plans with living spaces ranging <br />from 900 to 1,867 square feet. The average unit size is approx.1190 sq. ft, (2 bedrooms/ <br />2 baths.) The nicely finished units feature have full kitchens with all appliances, washer <br />and dryer. Otiginal owners will make interior selections and will have the ability to <br />upgrade materials or add options. Residents will enj oy amenities such as a greenhouse <br />atrium lobby, community room, private dinning room, kitchen, bar/billards lounge, <br />fitness center, library with computers, outdoor gardens/gazebo, woodworking shop and <br />heated underground parking with 2 car wash bays. The lower level of the Village Center <br />will have ample storage units available for the residents. The building will be protected <br />with a sprinkler system for fire and security system. <br />Greenhouse Village Cooperative has convenient sidewalk access to the various <br />shopping centers in the Larpenieur & Lexington area whose offeringsinclude: restaurants, <br />coffee shops, bakery, grocery store, pharmacy and a variety of other retail destinations. <br />A medical clinic, MinnHealth Family Physicians, is located right across the street.
