Planning File 3573: Request by Zawadsl�i Homes for a Preliminary Plat <br />for property at 2900 W. Owasso Blvd., to allow four platted lots to be <br />combined into three legal conforming residential lots. <br />Chair Mulder opened the hearing and requested City Planner Thomas Paschlce to present <br />the verbal summary of the staff report dated June 2,2004. <br />L� Thomas Paschlce explained Zawadslci Homes is seelcing approval of a Preliminary Plat of <br />l I a large parcel of land at 2900 West Owasso Boulevard that combines four previously <br />k� platted lots into three legal conforming residential lots. This proposal will combine Lots <br />E 3 3, 4, and 5, Minnesota Realty Co's Owasso and a portion of Government Lot 3 into three <br />I� residentiallots of similar shape and size. Each new lot will have a minimum of 100 feet <br />1� of frontage along West Owasso Boulevard; a minimum depth of 125 feet; and a minimum <br />I� of 23,000 sq. ft. <br />I� <br />I� <br />I� <br />�� <br />�L <br />�� <br />�� <br />�� <br />�� <br />�� <br />Thomas Paschlce indicated each lot is required to have a minimum front yard setbacic of <br />30 feet, a side yard setbacic of 10 feet and a minimum setbacic from the Lalce Owasso <br />shoreline of 75 feet. Additionally, each lot has a maximum impervious coverage of 25% <br />of the lot size or 8,244 sq feet for Lot 1, 5,831 sq. ft. for Lot 2, and 6,014 sq. ft. for Lot 3. <br />The developer may, because of the nature of the three lot subdivision, request the City <br />Council approve the Preliminary and Final Plat at one time at their June 14,2004 <br />meeting. <br />�� Cathy Vanous, 2924 W. The property is surveyed and includes the required 75' setbacic <br />from the wetland and lalce for building locations. <br />Bruce Nelson, 2887 W.
