REQUEST FOR CTTY COUNCIL ACTION <br />Department Approval CityManagerApproval <br />TP/DPW <br />DATE: 07/26/04 <br />ITEM NO: 6. <br />Agenda Section <br />Item Description: Request by Rod Ellison for a REZONING and a CONDITIONAL USE <br />PERMIT in accordance�th Section1013.0�.D of the Roseville C,�tyCode <br />for property located at 2597 Cleveland Avenue (PF3582). <br />1.0 REQUESTEDACTION <br />1.1 Rod Ellison seeks approval of a REZONING (from B-4 Retail Office Service District to <br />B-3, General Business District) and a CONDITIONALUSE PERMIT on property <br />addressed at 2597 Cleveland Avenue to allow the redevelopment of the properry from an <br />older, pre-e�sting non-conforming single family residence into a 9,000 sq. ft. office, auto <br />service, and auto rental facility. <br />PROJECT REVIEW HISTORY <br />8 Application Submitted and Determined Complete: June 3,2004. <br />8 60 Day Review Deadline: August 2,2004. <br />8 Project Report Recommendation: July 7,2004. <br />8 Planning Commission Action: Approval (6-0) w/Conditions, July 7,2004. <br />8 City Council Action: July 26,2004. <br />2.0 SLIMMARY of RECOMN�NDATION: <br />2.1 At their meeting of July 7,2004 the ROSEVILLE PLANNING COMMISSION <br />recommended (6-0) approval of a REZONING & CONDITIONAL USE PERMIT for <br />Rod Ellison for property at 2597 Cleveland Avenue, subject to conditions. The <br />Community Development Department supports this recommendation. <br />3.0 SUGGESTED CITY COUNCIL ACTION <br />3.1 HOLD FIRST & SECOND READING OF AN ORDINANCE REZONING changing <br />the designation on the zoning map for the parcel of land at 2597 Cleveland Avenue (see <br />Section 8 for detailed action). <br />32 ADOPT A RESOLUTION APPROVING A CONDITIONAL USE PERMIT for Rod <br />Ellison, on property located at 2597 Cleveland Avenue, w/conditions (see Section 8 for <br />detailed action). <br />PF'3582 — RCA — 072604 Page 1 of 8 <br />
