2.6 The proposal would create Parcel "A" with a width along Asbury of 169.96 feet, a depth <br />of 200 feet, and be 33,992 sq. ft. in size. Parcel "A" would include the existing home. <br />Parcel "B" would be 30 feet wide along Asbury Avenue, 200 feet deep and be 5,996 sq. <br />ft. in size. Parcel `B" would be incorporated into the Churchward property to the south. <br />2.7 Should the request be approved by the City Council, the staff, prior to the applicant's <br />recording with the Ramsey County Recorder, must review a certificate of survey and a <br />quit claim or warranty deed for compliance with the Council's approval. <br />3.0 STAFF FINDINGS & CONDITIONS: <br />3.1 The City Planner has concluded that the request meets the requirements of Section <br />1004.016 (Residential Dimensional Requirements), Section 11 Q3,06A1 and Section <br />11.0406F of the Roseville City Code. Specifically, Parcel "A" will have a minimum <br />width of 85 feet, a minimum depth of 110 feet, and a minimum size of 11,000 sq. ft. <br />Parcel `B", although only 30 feet in width, will be incorporated into Lot 8, Block 10, <br />Arden Hills No. 3 creating a parcel that also exceeds the minimum standard of the <br />Roseville City Code. <br />3.2 The City policy is to acceptpark land or cash in lieu of land dedication for the creation of <br />new lots. However, Mr. Albertson is not creatin� a new lot, but rather adjusting the <br />e�sting line. No park land dedication is required for this change in lot design. <br />3.3 The applicant must record the two lot minor subdivision within 60 days after the approval <br />of the City Council. <br />4.0 STAFF COMMENT &RECOMMENDATION: <br />4.1 Based on the findings in Section 3.1 & 32 and subjectto the condition listed in Section <br />3.3, the City Planner recommends approval of the proposed minor subdivision by Vernon <br />Albertson, 3103 Asbury Avenue. <br />5.0 SUGGESTEDCITY COUNCIL ACTION <br />5.1 BY MOTION APPROVE the request by Vernon Albertson for a RECOMBINATION of <br />property located at 3103 Asbury Avenue, subjectto the findings and conditions listed in <br />Section 3.1 through 3.3 of the Report for Council Action dated July 26,2004 <br />Prepared by: Thomas Paschke 651-792-7074 <br />Attachments: Property location map, concept proposal, and aerial photo of parcel. <br />]`h'3�90_F�C}4_47t�iO4 �o� Page 2 of2 <br />
