■ Should be high density. The site would support high density since it is a central location
with high traffic and access to services.
■ This site has great connections to the social and religious services that are important to
seniors and the existing neighborhoods.
■ Seniors want to stay in the community and close to these services.
+ Would like senior housing to be identified as the prefened future land use not single
family or townhomes on the south side of the property.
Quality of new development is important.
* Guptil is proposing quality uses such as brick and stucco with a flat roof rather than
vinyl.
= An art deco style was mentioned to complement the Armory Building which should be
saved.
PondinQ & Water Quality Comments
■ Concerned about how development will impact the watershed and quality of Lake
McCarrons.
+ Would like to see a plan that protects the ponds and how to keep the surface water cool
through the deep bedrock and ground water.
■ Would like to see a greenway between the east and west ponds with an over story of trees
to keep the water cool and less susceptible to evaporation.
« Want the west pond remain natural and enhance the east pond.
■ The west pond is a habitat for significant wildlife such as fox, pheasant, birds, turtle,
frogs, etc.
■ There is a significant amount of buckthorn surrounding the west pond that should be
cleared out.
; Would like to see the use of watershed. Check slopes of west pond for dangerous children
slides into the pond. Can the bottom of the west pond be loosened or excavated to allow
for more infiltration to the ground water, cooling it down to allow cooler water to enter
the McCarrons Lakes ground water sources?
Armorv Site and Partnershins
• The group was sympathetic to the security and needs of the military for the atmory site
but would like to strongly pursue additional partnerships for use of the ballfields, meeting
spaces and gymnasium by the community.
• The church is interested in partnerships in this area and outreach to the community — their
facilities committee will provide formal comments regazding the draft plan by the end of
next month.
• In the future if the site is redeveloped would like to see the historic significance and
exterior architecture remain in tact.
• Interested in the City or HRA securing a first right of purchase agreement with the
Armory.
Final Version 27 July 26, 2004
