REQUEST FOR COUNCIL ACTION <br />DATE: 10125104 <br />ITEM: 4.f <br />Department Approval: Manager Reviewed: Agenda Section: <br />��r�enl <br />Item Description: Approving Additional Change Orders to the City's Construction Project <br />Background: With the buildingproject substantiallycomplete, we are in the process of closing <br />out all contracts. To do this we are gathering and processing all remaining construction claims <br />and changes of the final phases of the project. As in most remodeling projects, many unforeseen <br />conditions and construction issues surfaced, such as uninsulated walls, floors out of level, <br />miscellaneous changes during 30 years of building occupation that were hidden above ceiling and <br />behind walls. These challenges were corrected as they were encountered, which resulted in a <br />quality proj ect that should be serviceable for many years to come. Many of these items required <br />changes to contracts to complete. <br />All costs related to the architecturalcontracts are now in, with only puchlist items remaining. <br />We are working through those now. Some additional exterior building signage and wayfinding <br />signage is yet to come. We are also awaiting some additional interior signage and furnishings. <br />We would expect to report back to the Council in a couple of months with a recap of the entire <br />project once all bills have been paid and all accounting is complete. We are within budget for <br />this project as a whole. <br />Discussion: The following are the final change orders for which we are requesting your approval <br />and a brief descriptionof each. These changes were necessary to construct the project under <br />existing building codes and to result in a proj ect that is functional for the users and has the <br />longevity expected of a public building. The following change orders are recommended for <br />approval at this time to allow for closeout of all contracts far the buildingproject. <br />Adolfson & Peterson Add �6,388 <br />Add for additional general conditions since the time to install the masonry exceeded what <br />was shown on the schedule. This amount has been agreed to by McGough, the City of <br />Roseville, and A& P. Add $5,500 (The original claim was in excess of $20,000) <br />Add to patch the limestone at several locations damaged by onsite contractors. This cost will <br />be divided up and deducted from the responsible contractors. See the A& P email dated <br />07120104. ADD $888 <br />Harmon, Inc. Add $5,853 <br />Add to furnish and install an additional lite of'/4" wire glass at doors 127B, 137A and 142B, <br />as shown in RFI #134. See the Harmon letter dated 02/12/04. ADD $190 <br />
