(PF3194) <br />1 .o REQUESTED ACTION <br />1.1 Bradley Operating Limited Partnership is requesting a variance from Section <br />1006.02C (Lot Coverage) and Section 1011.02 (Non-Conforming Uses: Existing <br />Structures or Uses) of the Roseville City Code for construction of an additional <br />18,508 square feet of retail area, enclosed delivery area, and enclosed trash area at <br />Har Mar Mall. <br />1.2 The purpose of the request is to demolish the former Home Place and to <br />construct a 67,956 square foot Cub Food store and 4,971 square feet of enclosed <br />delivery and trash area. <br />1.3 On January 10, 2000, the City Council determined that under the City Code lot <br />area in Shopping Center Districts (SC) should be calculated exclusive of all street <br />easements and road rights-of-way. Lot coverage under the current code is <br />limited to 25% of the lot size. The Bradley proposal seeks approval of a variance <br />that would increase the overall lot coverage to 29.19%; a variance of 4.19%. The <br />current building footprint of 512,927 square feet is proposed to be increased to <br />531,435 square feet. <br />2. 0 REVI EW OF REQU EST <br />2.1 Based on the code interpretation of the City Council, Har Mar Mall exceeds the <br />lot coverage allowable percentage and is now classified as a non-conforming use. <br />(See chart below) <br />2.2 Bradley Operating Limited Partnership seeks a variance to bring the existing <br />non-conforming mall into conformity and a variance for an additiona118,508 <br />square feet of building footprint. <br />2.3 Based on the Sunde Land Surveying Boundary Survey of Har Mar Mall, dated <br />December 21,1999, the following represents the existing and proposed lot size, <br />building size, and lot coverage percentages: <br />PF3 194 — RCA (032700) Page 1 of 5 <br />
