The June 3, 1987 , regul�i.aag...e��t�e-"R"dseville Planning Com- mission was called to order by Chairperson Pat Johnson at 7:30 p.m. Members Present: DeBenedet, Stokes, Goedeke, Moeller, Berry, Maschka and Johnson. Members Absent: Staff Present: Council Present: None. Dahlgren, Janisch, and Waldron. Cushman (liaison) and Kehr. Approval of Minutes DeBenedet moved, Goedeke seconded, that the minutes of the regu- lar meeting of the Roseville Planning Commission held Wednesday, May 6, 1987, be approved. Roll Call, Ayes: Nays: Stokes, DeBenedet, Goedeke, Moeller, Berry, Maschka, and Johnson. None. Planninq File 1734 Kayo Oil Company request for rezoning, Special Use Permit, and variance at 1583 County Road C. Presentation Dahlgren discussed the location of the proposed d velopmer�t. He proceeded to discuss the required right-of-way, �andscaping, and parking requirements. The right-of-way that is required to be dedicated places the canopy twenty feet from the new lot line, versus the required thirty feet; thus a ten foot variance is required. The area is currently zoned I-l; thus the developer could have asked for a Special Use Permit, which also would have allowed a yas station. However, Mr. Dahlgren recommended that B-4 be utilized, as it is a more restrictive zone. A special use is also required in a B-4 zone for a service station. Phillip Beard, representing Kayo, provided additional background of the company, and discussed the reasons he wanted to rebuild the store in the area. He also stated that Kayo is more than willing to work with adjacent developers to enhance generai appearance in the area. Maschka asked what the signage was going to look like. Beard replied, a rectangular lit sign. Maschka asked whether the building would be brick. Beard replied, yes it could be brick, and it could blend with the rest of the development in the area. Johnson asked what colors Kayo primarily used in their developments. Beard replied that orange and blue was used on the sign.
