The addition of a Ctib to the Har Mar will p�+o�vide local, <br />convenient access to a supern�arl�et, improve the stability of the mall and help to ensure that R�oseville has a <br />stable tax base of businesses. <br />The Har Mar matl has been in existence since 1962. The effect of the mall on local propetty values has <br />long since baen do�e. The mall is and has baen a ooma�ercial, retail property for almost 40 years. The use <br />of the spaoe for a s�apern�arket is appropriate and provides bene6ts for local resideats. <br />Some of the local residc�ts' concerns about the Cub include inarased br�c oong�stion, �oise and storm <br />run-off. The owners of the mall, Btadley Real Estate, hav�e worked with local resideuts to �mderstand tt►e <br />residents' concerns. Bradley and Cub ha�e addressed all of the issues with solid (and costly) solutions to <br />potentialproblems. <br />I would liloe the Har Mar to continue as a successfiil shopQing center. Smaller shopping malls in the Twin <br />Cities have been closing. We read stories thai arc published in the local nevvspapers descciibing the <br />p�roblems of the small malls. The Har Mar is not ex,empt from these problems. 'l�u�ower of busine�es in <br />the Har Mar h�s also bcen observed '11ie addirion of a C�b market will help eativre a financially sound <br />mall thai is a viable retail ceater in the future. We wonld prefer to not have a vac�at mall in the <br />neighborhood. Not only would a vacart mall detiact from the neighborhood, but tt� potential loss of taz <br />cbllars from the matl could result in a higher taY rate for Roseville citizens. � <br />The mall provides maay be�6ts: a wallong area for c+esidents to use for exencise �iring the long winter <br />months, sp�oe for a local farmers mack� in the suwner, a local mavie theatre, a variety of restaurants, a <br />lar�e t�alional chain bookstore and ooffee shop to name only a few. Oae of the benefits of living in an <br />urban emrironmeat is to have easy access to shopping, restaa�nts and entertainmeat. <br />I urge you to vote W app+c�e the <br />marlaet at the Har Mat mall immediately. <br />�� � <br />, ��� � <br />
