To: The Roseville Planning Commission <br />The Roseville City Council <br />John Kysylyczyn, Mayor of Roseville <br />2660 Civic Center Drive <br />Roseville, MN 55 113 <br />I support putting a new Cub supermarket in the Har Mar Mall and ask that you approve the variance that <br />will allow the Cub to be built as soon as possible. The addition of a Cub to the Har Mar will provide local, <br />convenient access to a supermarket, improve the stability of the mall and help to ensure that Roseville has a <br />stable tax base of businesses. <br />The Har Mar mall has been in existence since 1962. The effect of the mall on local properry values has <br />long since been done. The mall is and has been a commercial, retail property for almost 40 years. The use <br />of the space for a supermarket is appropriate and provides benefits for local residents. <br />Some of the local residents' concerns about the Cub include increased �c congestion, noise and storm <br />runof£ The owners of the mall, Bradley Real Estate, have worked with local residents to understand the <br />residents' concerns. Bradley and Cub have addressed all of the issues with solid (and costly) solutions to <br />potential problems. <br />I would like the Har Mar to continue as a successful shopping center. Smaller shopping malls in the Twin <br />Cities have been closing. We read stories that are published in the local newspapers describing the <br />problems of the small malls. The Har Mar is not exempt from these problems. Turnover of businesses in <br />the Har Mar has also been observed. The addition of a Cub market will help ensure a financially sound <br />mall that is a viable retail center in the future. We would prefer to not have a vacant mall in the <br />neighborhood. Not only would a vacant mall detract from the neighborhood, but the potential loss of tax <br />dollars from the mall could result in a higher tax rate for Roseville citizens. <br />The mall provides many benefits: a wallcing area for residents to use for exercise during the long winter <br />months, space for a local farmers market in the summer, a local movie theatre, a variety of restaurants, a <br />large national chain bookstore and coffee shop to name only a few.
