WHEREAS, the Roseville City Council made the following findings: <br />The project will not create additional traffic nor the need for additional public facilities. <br />With proper e�erior building treatment, drainage, and landscaping, the building will not <br />have an impact on surrounding property or values. There appears to be no impact on <br />general health, safety, and public welfare. In addition, the proj ect complies with the <br />Comprehensive Plan designation as low density residential uses. <br />The addition of the 1,000 square foot detached accessory structure on the site complies <br />with the total allowable coverage of the site requirement (30% or 3,532.5 sq. ft.). <br />NOW, THEREFORE BE IT RESOLVED by the City Council of the City of <br />Roseville, Minnesota, a Ramsey County, Minnesota, that a conditional use permit to <br />allow the construction of a 26' x 32' (832 sq. ft.) two-stall detached garage with shop <br />area and an attached 12' x 14' (168 sq. ft.) screened three season porch on property <br />located at 1378 Sandhurst Drive West, be approved subject to the following conditions: <br />The existing principal structure and proposed detached accessory building <br />with driveway and sidewalk area is limited to 30% of the lot area or 3,532.5 <br />square feet. <br />2. The proposed detached accessory building and hard surface driveway <br />expansion shall be set back a minimum of five feet from the side (east) yard <br />property line. <br />3. All roof drainage created by the new structure must be collected in gutters and <br />channeled to the natural drainage way within the applicant's property. <br />4. The exterior of the building must be of similar materials and color of the <br />home. <br />5. Because of the size of the new structure (1,000 sq. ft.) no other accessory <br />building or tool shed may be permitted on the property. <br />6. The maximum height (as defined in Section 1004.01) shall be 15 feet. <br />7. `The existing detached accessory structure must be removed from the site. <br />8. Prior to issuance of a building permit, and within 60 days after approval of the <br />conditional use permit, the applicant m zst record the conditional use permit <br />with the Ramsey County Recorder. <br />9. This conditional use permit expires 6 months after approval if a building <br />permit has not been issued. (Section 1013.03) <br />
