This easement <br />would allow the City to reconstruct the current driveway and add a turn around. (As shown on the plan) <br />We had discussed the possibility of constructing a 2 car garage on the south side of the house with him <br />during these negotiations, he was not interested in moving forward with the addition at that time. <br />The properry owner has had the winter to think about his properry and is now interested in pursuing the <br />addition of a 2- car garage on to the south side of the house. In our discussions with him he indicated that <br />he had looked at three different plans to achieve this end. <br />Plan 1: Add the 2-car garage on to the west side of the house (20' x 24') <br />1. 45 year old maple tree would have to be removed. <br />2. 10 years old maple tree would have to be removed. <br />3. Would have to relocate air conditioner unit, heat and air return vents, and electric and <br />water meters. <br />Would only be 3' from property line, it would reduce the backyard. It would also require <br />a variance. (30 foot backyard setback required) <br />Plan 2: Add one stall on to the e�sting garage. <br />This would be an add-on to the garage (21' long x 1C�' wide) with a 16' door. <br />1. Least costly option <br />2. There is heavy traffic on Dale Street and the traffic gets hea�ier each year. It is difficult <br />to e�t the driveway. <br />3. Many problems with Mueller- Bies Funeral Home across the street at times. Traffic <br />conflicts during funeral processions. <br />4. E�sting grade of the driveway ranges from 16-19%, average grade 16.5%. Current <br />driveway steepness does not meet code (10% max.) <br />5. Winter problems with snow and ice. Cannot get up driveway sometimes. <br />6. Will have to cross new City pathway to get to Dale Street. <br />7. Safety problem that e�sts today would still e�st after the addition. <br />Plan 3: Add the 2-car garage on the south side of the house (22' x 24') <br />1. Better selling point and value with garage on south side. Access onto Eldridge Ave. <br />2. No tree removal necessary. <br />3. South side of house, snow and ice less of an issue. <br />4. Manageable grade on driveway. <br />5. Requires an 19.8 foot variance for w�c�t side and 18.5 foot variance for east side. <br />6. Eliminates conflicts with the City pathway. <br />After weighing these options, Ken Wieden is interested in pursuing Plan 3. This would require a request <br />for variance to the front yard setback on Eldridge Avenue. Please see the site plan for more details. <br />
